Management Philosphy
Fill'em Up, Keep'em Filled, Pay the Bills and Cut the Grass. This is probably the most basic theory of property management and one that many of our apartment management competitors use as their sole operating plan. And for a very short time, this system appears to work… until a problem occurs, or worse, the “new kid” comes to town with all the bells and whistles providing residents with more choices. This short-sighted plan has been the downfall of many of our competitors. While these actions are crucial to the success of a community, it is in the strategic execution that the difference is made. At AMC, we know that “the profit is on the income side” and that in order to realize this profit, our People, Price, Products, Promotions and Passions must be in sync with our customers' goals for leasing their new home. The “basics” just mean something more to us. Fill'em Up entails an in-depth study of the marketplace and all competitors, as well as determining the true desires of our target market, then creating the appropriate advertising to attract those customers. It means analyzing the community's location, amenity package and customer service programs to initially determine the right rents in order to prevent giving away the farm in a last ditch effort to Fill'em up. It means presenting a product to the public that any one of us would be proud to live in and employing a qualified sales staff to sell a product that they believe in. Keep'em Filled means hiring people we don't have to teach to be nice to our customers and who understand and welcome the enormous responsibility of providing an individual or family with their HOME. We employ individuals with a whatever it takes attitude who also enjoy the effort of creating satisfied and happy long-term residents. It means offering a higher level of service that customers can't get from the competition. Pay the Bills means employing a qualified maintenance staff to assess and determine the most cost-effective way to resolve a maintenance issue, instead of just replacing it or calling a contractor when a minor repair may be all that is needed. It means utilizing national accounts programs to ensure that the lowest possible pricing can be obtained for quality supplies and services due to our volume purchasing power. It means having experienced supervisory staff that can create aggressively realistic budgets to use as a tool for operating success, and having a solid accounting staff that meets payment and financial reporting deadlines. Cut the Grass means inspecting what you expect. It means surprise site audits and inspections from our leadership and management staff to ensure that our property standards are being adhered to. It means utilizing innovative marketing media that our customers just have to drop in to see for themselves. It means displaying pride in our work by presenting our best face to the surrounding neighborhood every day. |
