With 11 years of experience in multi-family property management, Gates is responsible for the operation and management of Ambling's-owned and third party fee-managed portfolio which is comprised of more than 6,600 units totaling 63 properties located among five states. Gates has overall responsibility for his portion of the portfolio including budgeting and purchasing, human resources and maintenance. As regional vice president, he oversees operations of conventional, affordable and HUD assisted housing and regularly visits properties to inspect field operations and review periodic reports from property managers to determine occupancy and maintenance projects. Gates is responsible for the financial viability and regulatory compliance of the properties including daily management operations and budget preparations. Furthermore, Gates keeps current with industry trends and conditions through his involvement with numerous trade and regulatory organizations.
